Seller questions

Selling on Long Island, answered.

What is my home worth?
The most reliable answer comes from what comparable homes nearby actually sold for recently, adjusted for your home's size, condition and features. Request a free home valuation and Joe will prepare one from recent local sales.
How will you market my home?
Every listing gets a carefully curated plan built around the home and the buyers most likely to want it. Joe uses social media and online marketing for maximum exposure, along with his network across Long Island, the East End and New York City.
How long will it take to sell my home?
In September 2026, single-family homes in Nassau and Suffolk counties went under contract in about 40 days on average (OneKey® MLS). Price, condition and the time of year all move that number, and Joe will give you a realistic range for your street.
What should I have ready to sell a waterfront home?
Flood zone details, any elevation certificate, and the permits for docks, bulkheads and other shoreline work, along with the usual town or village certificates. Here's what to gather before you list.
Can I sell and buy at the same time?
Yes, with planning. Common ways to line them up include making your purchase contingent on your sale, negotiating closing dates that fit together, or arranging a short rent-back so you can stay in your home after it closes. Joe times both sides so you only move once.
