Buyer questions

Buying on Long Island, answered.

Are Long Island home prices still going up?
No one can promise where prices go next, so here are the latest numbers. In September 2026 the median single-family sale price was $740,000 in Suffolk County, 2.8% above a year earlier, and $860,000 in Nassau County, up 2.1% (OneKey® MLS). See the market update for each county and town.
Does it matter if a home is in a village or a hamlet?
Yes. An incorporated village such as Muttontown, Brookville or Lloyd Harbor has its own board, zoning code, building department and village tax bill. A hamlet such as Syosset, Huntington or Dix Hills is governed by its town. Permits, lot rules and taxes differ, so check them before you sign a contract. Here's how it works on the North Shore.
Do I need a real estate attorney in New York?
In New York, the buyer and the seller each usually have their own real estate attorney. The attorneys draft and review the contract, handle the title work and run the closing. Joe can suggest local attorneys and works alongside yours from accepted offer to closing day.
Can you help me buy a co-op or a condo?
Yes. Co-ops and condos work differently from houses. Buying into a co-op needs approval from the building's board, which usually means a detailed application and an interview, and condos have their own rules and monthly common charges. Joe helps you understand each building's process before you make an offer.
What should I check when buying new construction?
Read the builder's contract closely with your attorney: what's included, the completion timeline, the warranty, and when the certificate of occupancy will be issued. Joe helps you compare finishes and lot details and keeps the walk-throughs on schedule before closing.
How do new listing alerts work?
Tell Joe the towns, price range and must-haves you care about, and he sets up a search that sends you matching homes as soon as they're listed. Set up your alerts.
